A DSCR loan lets you qualify for an investment property based mainly on the rent it brings in, instead of your personal income. I help investors find the right DSCR loan in California, Texas, Florida and Maryland, and I shop each deal across 240+ lenders.
DSCR stands for debt service coverage ratio. It compares the property’s rental income with its monthly housing cost. Lenders usually calculate it like this:
DSCR = monthly rent ÷ monthly PITIA
PITIA is principal, interest, property taxes, insurance and any HOA dues.
Here’s a simple illustration of the math (not a quote): if a home rents for $3,000 a month and the full monthly payment is $2,500, the DSCR is 3,000 ÷ 2,500 = 1.20. A ratio of 1.00 means the rent just covers the payment. Above 1.00, the property earns more than it costs. Below 1.00, you’d be covering the difference yourself.
Because the property is doing most of the qualifying, many DSCR loans don’t require W-2s, pay stubs or personal tax returns. That makes them popular with self-employed investors, people who own several rentals, and anyone whose tax returns show a lot of write-offs. DSCR loans are non-QM loans, which means they follow each lender’s own guidelines instead of Fannie Mae or Freddie Mac rules.
Every lender sets its own DSCR guidelines, so the details below are typical ranges, not promises. Here is what most lenders look at:
Many lenders also let you close in the name of an LLC, and some accept short-term rental income. DSCR loans often come with a prepayment penalty option, which can lower the rate but adds a fee if you sell or refinance early. I’ll show you the loan both ways so you can decide.
California rents can be high, but so are purchase prices, so the DSCR on a California rental is often tighter than in other states. A few local points shape the numbers:
For a DSCR loan California investors can use, the strongest deals usually combine a solid down payment with realistic rent numbers. I’ll help you test the ratio before you write an offer.
Texas often has lower purchase prices than California, which can make the DSCR easier to meet. The big variable is property tax. Rates are set locally and can be a large part of the monthly payment, so a home with good rent can still come in under 1.00 once taxes are counted. Ask for the actual tax rate for the address, including school and special districts.
Texas law generally doesn’t allow cities to impose rent control, which some investors like. If you’re buying from outside the U.S., note that Texas now restricts purchases by some people domiciled in certain countries. See my foreign national loan page and speak with a Texas real estate attorney before you make an offer.
Florida draws both long-term and vacation-rental investors. A few things deserve extra attention in a Florida DSCR file:
I’ll check the property type, insurance quote and rental plan against lender guidelines before you commit.
You can also use a DSCR loan to refinance a rental you already own. A rate-and-term refinance replaces your current loan, for example to move from a hard-money or bridge loan into long-term financing. A cash-out refinance lets you pull equity to buy your next property or make improvements.
Cash-out limits are usually lower than purchase limits, and lenders often want the property to have been owned for a minimum time. The DSCR is calculated on the new, larger payment, so the rent has to support it.
A conventional investment property loan uses your full personal finances: tax returns, income, debts and credit. If your tax returns show strong income, a conventional loan may offer a lower rate. A DSCR loan usually costs more but asks for far less paperwork and doesn’t depend on your personal income.
If you’re self-employed and buying a home to live in, look at a bank statement loan instead, since DSCR loans are only for investment properties. Ready to run your numbers? Request a DSCR quote and I’ll compare lenders for you.
Usually not. Most DSCR lenders qualify the loan on the property’s rent compared with its payment, plus your credit, down payment and reserves.
Many lenders look for 1.00 or higher, meaning the rent covers the full payment. Some allow lower ratios with different pricing or a larger down payment.
No. DSCR loans are for investment properties only. If you’re self-employed and buying a primary home, a bank statement loan may fit better.
Many lenders allow it. You’ll usually sign a personal guarantee, and the lender will ask for the LLC’s formation documents.
Some lenders offer DSCR loans to foreign nationals, usually with a larger down payment. State laws and lender rules vary, so we’ll review your situation first.
