Persian (Farsi-Speaking) Mortgage Broker in California

I’m Hossein Nasrollahi, a Farsi speaking mortgage broker and loan officer at Loan Factory, Inc. I help Persian and Iranian-American families buy, refinance and invest in California, Texas, Florida and Maryland, and we can talk in whichever language feels easier for you.

Why Work With a Farsi-Speaking Loan Officer

A mortgage comes with a lot of new words: escrow, rate lock, debt-to-income ratio, appraisal gap, closing disclosure. Even people who speak English every day at work tell me they understand these details better when we go over them in Farsi. That is the main reason to work with a Persian loan officer or a Farsi speaking mortgage broker. You can ask every question, including the ones that feel small, and get a clear answer before you sign anything.

As a Persian mortgage broker, I also understand how many of our families handle money. Parents often help with a down payment. Savings may have been built over years, sometimes in more than one country. Many people run their own business. These things are normal, but lenders have specific rules for each of them, and knowing those rules early saves a lot of stress later.

My background helps here too. I have a Bachelor’s and a Master’s in Accounting and more than 12 years of experience, so I read tax returns, bank statements and business numbers carefully. Because Loan Factory gives me access to 240+ lenders, I’m not limited to one bank’s programs. I can look for the lender whose guidelines fit your situation.

Loans for Iranian-American Families

Most of the families I work with are buying a home to live in, moving up to a bigger place, or refinancing. Here are the situations that come up often when someone looks for an Iranian mortgage broker:

Gift funds from family

Many loan programs allow a gift from a relative toward the down payment. The lender will usually ask for a signed gift letter and a record showing the money moving from the giver’s account to yours. If the money comes from outside the United States, the paper trail matters even more. Every lender must follow U.S. anti-money-laundering and sanctions rules, so some transfers can’t be used. Talk to me before you move money, not after.

Buying with parents or relatives

Some families buy together, with a parent or sibling on the loan. A co-borrower’s income and debts are counted too, so we look at everyone’s numbers together and decide what makes sense.

First home in the U.S.

If this is your first purchase, start with my first-time home buyer guide. It covers down payment options, FHA and conventional loans, and state programs.

Foreign National & New-Arrival Buyers

Not every buyer is a U.S. citizen or green card holder. If you live abroad, or you recently arrived on a visa, you may still have options. Some lenders offer foreign national loans that don’t require a U.S. credit score, usually with a larger down payment and extra documents such as a passport, visa and proof of foreign income and assets.

Rules vary a lot between lenders, and some states limit property purchases by people domiciled in certain countries. Before you make an offer, read my foreign national loan page and let’s review your status, your funds and your timeline together.

Self-Employed Business Owners (Bank Statement Loans)

A lot of people in our community own a business: a restaurant, a dental practice, a trucking company, a consulting firm. Business owners often take legitimate tax deductions, which lowers the income shown on their tax returns. That can make a regular mortgage harder to get, even when the business is doing well.

A bank statement loan looks at your deposits over 12 or 24 months instead of your tax returns. It is a non-QM program, so rates and down payments are usually different from a conventional loan, but it can be the right tool for many self-employed borrowers. Learn how it works on my bank statement loan page. With my accounting background, I can help you understand which statements to use and how lenders will read them.
